What you are actually covered for
Two separate warranties cover a new roof and they fail in completely different ways. Most contractors blur them into one impressive-sounding number. Here is the honest version, plus what our certifications change about the cover you can be offered.
The two warranties
Covers the installation itself: flashing, fasteners, valleys, ventilation, anything our crew touched. Transferable once if you sell the house, which is the part that shows up in an appraisal.
Covers the shingles against defect. It comes from GAF, not from us, and the term you are eligible for depends on our certification tier — which is the whole practical reason those badges matter.
Because they fail differently. A shingle defect is the manufacturer's problem; a leak at a chimney is ours. A contractor who quotes you one blended number is describing neither.
Someone else working on the roof, structural movement, or a later storm — that last one is an insurance claim rather than a warranty claim, and we will tell you which you have.

Manufacturers only let certified contractors offer their top warranties. That is the practical reason these matter — not the badge, but the paper you end up holding.

What our workmanship warranty covers
- Leaks caused by installation, anywhere on the roof, for 25 years
- Flashing, valleys, penetrations, boots and ridge — all the places roofs actually leak
- Fastening pattern and nailing, which is what most warranty disputes come down to
- Ventilation we specified and installed
- Transferable once to the first buyer, at no cost
What voids it
- Another contractor working on the roof after us
- Structural movement, settlement or a failing deck we flagged and were told to leave
- Satellite dishes, solar or anything else fastened through the roof by someone else
- Storm damage — that is an insurance claim, and we will say so
- Pressure washing the shingles, which strips granules and does more harm than any moss

Warranty questions
Is the manufacturer's warranty automatic?
The basic material warranty is. The enhanced ones are not — they require the installer to hold the certification, to use a full system of that manufacturer's components, and to register the roof after completion. We register every one, and you get the certificate.
Does the warranty transfer if I sell?
Ours transfers once, to the first buyer, at no cost. The manufacturer's transfer terms depend on the tier and usually have a time limit from installation. Tell us you are selling and we will put the paperwork together.
A shingle blew off in a storm. Is that warranty or insurance?
Almost always insurance. Wind damage is a weather event rather than a defect or an installation fault. We will inspect and tell you honestly which it is, even when the honest answer is the one that costs you a deductible.
What if you go out of business?
The fair question, and the reason the manufacturer tier matters. On our top-tier manufacturer warranty the manufacturer backs the workmanship coverage rather than us alone, so that cover survives us. It is a genuine difference between certification tiers rather than marketing.
