A replacement is mostly invisible work. The shingles are the part you see and the smallest part of whether the roof lasts — what decides that is the decking underneath, the underlayment, the flashing at every penetration, and whether the attic can breathe. We tear off to the deck every time, because you cannot inspect what you shingle over.
What a replacement includes

How much does a replacement cost?
Most full replacements in the Charlotte area land between $9,000 and $18,000, driven by size, pitch and how many valleys and penetrations the roof has. Every quote we write is itemised and fixed — the number we agree on is the number you pay unless we open the deck and find rot, which we photograph and price before touching it.
How long does it take?
Most homes are a single day, start to finish. A large or steep roof, or one with a lot of cut-up sections, runs to two. We will tell you which yours is before you book, not on the morning.
Can you go over the existing shingles instead?
It is legal for one layer in North Carolina and we do not do it. You cannot see the decking, the flashing stays old, the roof runs hotter and the manufacturer's warranty terms narrow. It saves a little now and costs the whole roof later.
What happens to my landscaping?
We tarp beds and shrubs before the tear-off starts and we run a magnet over the lawn and driveway twice at the end. Nails in the grass are the single most common complaint about this trade and it is entirely preventable.
